The owner required a mixed-use commercial development which contained a restaurant of approximately 5,400 sq. ft. and mixed-use retail of approximately 8,500 sq. ft.  The City of Brookfield had precise criteria to follow.  This criteria was established in earlier studies which defined building design, building placement, parking placement, and pedestrian-friendly design criteria.  Also required in the city of Brookfield criteria was streetscape design that would help to create a place that encouraged pedestrian traffic.  This project would be the first to be built in this area under the new guidelines, thus setting the standard for the entire area.
